Finance Manager – Milan office
  1. Corporate accounting, tax, financing and operational aspects
  • Complete and timely management of all aspects of the Italian finance and accounting function (including tax/VAT matters, banking and debt financing matters, financial processes and procedures in collaboration with Invel’s group finance function, etc).
  • Accurate and timely preparation of Italian cash flows, revenue and cost budgets, reforecasting, variance analysis, cash management, etc.
  • Calculation and timely collection of all Italian asset advisory fees and other income.
  • Ongoing review of supplier selection process and negotiation of supplier and service provider terms (especially on major projects and major service providers – including lawyers, bank and administrators) to identify cost-saving opportunities and to ensure best price and quality are obtained.
  • Involvement with any corporate or group restructuring or similar work (including new entity set-up / old entity dissolution, liaising with senior management and legal function to ensure that appropriate agreements are in place between Invel entities, etc).
  • Effective tax planning and transfer pricing review of Italian operations vis-à-vis the overall Invel group position to ensure that Invel’s tax liability is minimised, and long-standing uncertainties about Invel’s tax position are analysed and eliminated/mitigated.
  • Timely and efficient completion of Italian statutory audits.
  • Resolution of Italian tax and VAT inspections, with the assistance of external tax advisors where needed, as they arise in the course of each year.
  • Liaise with the local directors, company secretary, corporate administrators, etc in relation to all Italian constitutional documents, certificates, minutes and resolutions, corporate records, statutory and regulatory filings, and other similar aspects relating to Invel’s Italian operations.
  1. Deals/transactions & Fund accounting aspects
  • Active involvement in the structuring, financing and other accounting, legal and tax aspects relating to the acquisition of real estate assets in Italy.
  • Assisting the deal team in all aspects of financial and tax due diligence, including working with outside counsel and consultants to understand all the potential risks related to a variety of real estate investment opportunities and structures.
  • Responsible for the establishment of the related investment/holding structures and funds through which Italian assets are held (e.g. in Italy, Luxembourg and other relevant jurisdictions).
  • Involvement in the drafting and review of legal documents pertaining to investment deals e.g. share purchase agreements, shareholders’ agreements, loans and other financing documents, advisory services agreements, etc.
  • Ongoing financial monitoring of the investment/holding structures and funds through which Italian assets are held.
  • Coordinating and overseeing fund flows, including capital calls, distributions, etc.
  • Regular and ad hoc investor reporting on financial and other related matters.
  • Timely and efficient completion of statutory audits relating to the investment/holding structures and funds through which Italian assets are held.
  1. Relationships management
  • Act as main finance and operations liaison with investors vis-à-vis Invel’s Italian investment deals and transactions (including in relation to legal/tax/fund structuring and execution of deals, investor reporting, etc).
  • Manage relationship with key counterparties and service providers vis-à-vis Invel’s Italian operations and investment deals (including, but not limited to, Italian and overseas banks, local accountants and payroll services providers, auditors, legal and tax advisors, regulators, Italian SGRs, Luxembourg AIFMs, Invel’s Jersey corporate administrator, etc).
Real Estate Junior Analyst – Milan Office

The Italian Team is seeking to recruit a real estate junior analyst who will be given the opportunity to work within a small and entrepreneurial team of investment professionals with several decades of investment experience across real estate asset classes in Europe. 

The right candidate will work alongside acquisitions, development and investment associates to assist with due diligence, forecasting and benchmarking of potential and existing projects. 

Responsibilities and Duties: 

  • Supporting all steps in the acquisition of real estate assets from pricing to closing. 
  • Researching, analysing, underwriting and evaluating a variety of real estate investment opportunities. 
  • Responsible for modelling cash flows of an investment opportunity to determine returns and quantify effects of potential risks. 
  • Understanding complex capital structures and have the ability to develop customized models. 
  • Assisting the deal team in market due diligence to understand key value drivers including supply and demand dynamics and site specific advantages. 
  • Responsible for assisting the team in all aspects of financial, operational and physical due diligence including working with third party consultants to understand all the potential risks related to the operation and physical structure of the property. 
  • Actively monitoring assets’ financial performance and participating in the asset management process. 
  • Actively monitoring and compiling industry, market and asset level data and financial information. 
  • Involvement in the preparation of annual business plans and investor presentations. 
  • Responding to investor queries and preparing investor reporting. 
  • Ability to navigate and comprehend complex legal documents (SPAs, Loans, Leases). 

Required Qualifications and Competencies: 

  • Masters degree in Finance, Economics, Business Administration or equivalent from a top tier undergraduate or graduate institution. 
  • Professional accounting or other professional qualification (ACA, CFA) is an advantage. 
  • One ‐ two years of relevant experience in real estate investment banking or private equity / debt firm is mandatory. 
  • Strong analytical and quantitative skills and demonstrated excellence in their academic and extracurricular activities. 
  • Fluent in English + 1 other European language. 
  • Strong computer, research and financial modelling skills (proficient in Excel, Word, PowerPoint). 
  • Strong organizational and analytical skills. 
  • Excellent interpersonal and communication skills – both written and oral. 
  • Demonstrated ability to work effectively as part of a team. 
  • Able to work under tight deadlines. 
  • Able to manage several parallel projects.

Real Estate Asset Management Associate – Milan Office

The Italian Team is seeking to recruit an Asset Management Associate who will be reporting to the Head of Asset Management. The new resource will work closely with the asset management team to ensure the optimum performance of the portfolios under management, client reporting and liaison and oversight of the asset management strategies. 

Key Duties to include 

  • Actively work with the real estate investment team and transaction support groups within the firm to proactively address exposures and opportunities such as: 
  • Key strategic decisions including development, letting, financing and disposition; 
  • Capital requirements; 
  • Financing opportunities and risks; 
  • Tenant exposures and lease expirations. 
  • Partner with the investment team in the transfer of new acquisitions to the asset management teams and with the agreement and implementation of the asset and portfolio strategies. 
  • Oversee the management of existing assets to maximize short‐term distributable cash flow and increase long‐term economic value. 
  • Work with the asset management team to meet investment strategies and goals, track all required financial and asset level reporting and provide regular updates on investment projections. 
  • Manage the analysis and monitoring of capital improvement and renovation programmes as required for investment maintenance, competitive positioning or market re‐positioning. 
  • Routinely monitor operating policies, procedures and controls to mitigate risks around investment execution and serve as primary risk manager with respect to monitoring insurance coverage at the investment level. 
  • Interface with the valuations group to help produce the required investment level valuations. 

Candidates Skills/Qualities 

  • Minimum of 3 years’ experience working in an asset or portfolio management capacity for a commercial real estate investment firm or opportunity fund. 
  • Market analysis skills to support key decisions including buy/hold analyses, financing analyses, budget and strategy reviews and investment marketing and repositioning efforts. 
  • Exposure to, and experience with, monitoring and interpreting a broad array of real estate investment reporting, including planning, construction scheduling, leasing, sales, bank/lender draw requests, financial and pro forma modelling. 
  • Excellent analytical thinker with experience providing and interpreting data and analysis to support investment decision making processes.
